What is the Complete Valet Service?

Following our consultation, our process is broken into a Five Phase plan to accomplish our goals. The entire process can be completed and the home on the market in as little as TWO WEEKS!

Phase 01 — Timeline & Project Setup

We develop a clear timeline and schedule every step so you always know the status.

Tasks planned at this stage:

  • Organizing Contents & Auction Setup

  • Auction Upload (Start & End Dates)

  • Auction Pick‑Up Scheduled (3-6 Hour Window)

  • Post-Auction Clean‑Out

  • Professional Home Cleaning & Home Improvements (if needed...)

  • Professional Real Estate Photography

  • MLS Real Estate Listing Date & Open House Schedule
     

Phase 02 — Online Auction / Estate Sale

We organize and sort the contents of the household into groupings that we call "lots", photograph and describe each item or grouping, and upload photos and descriptions to the Auction Ohio platform.  Our auctions run 4–6 days online allowing enough time to accumulate bids.  After the bidding closes, a scheduled pick‑up window lets winning bidders collect their items.
 

Phase 03 — Clean Out

Our clean‑out crew and dumpster arrive to remove any remaining items and trash respectfully.

Phase 04 — Deep Cleaning & Repairs

We arrange deep cleaning and minor home improvements (as needed) to prepare the property for the market.  Some of the typical "repairs" we can schedule for you include lawn care, landscaping (Mulching & Clean Up), painting, carpet stretching or replacement, and more.  Once the home has been prepped for the market we will schedule and have Professional real estate photos completed.

Phase 05 — Professional Real Estate Listing

Once all other phases have been completed, Tyler Fickel with AO Real Estate (click here for bio), will run up to date, recent home sale comps, and develop a more precise price and approach to create a polished MLS listing.
